A registered valuation is a formal assessment of a property's market value carried out by a registered valuer who is a member of the New Zealand Institute of Valuers (NZIV). It is a legally recognised document used for mortgage lending, insurance, legal proceedings, and financial reporting. Unlike a real estate appraisal, a registered valuation is an independent, impartial assessment based on thorough market analysis.
A standard residential valuation typically takes 3-5 working days from the time of inspection. The property inspection itself usually takes 30-60 minutes depending on the size and complexity of the property. Valuation fees vary depending on the property type, size, complexity, and purpose of the valuation. Standard residential valuations start from approximately $800 + GST. Commercial and specialist valuations are quoted on a case-by-case basis. We provide fixed-fee quotes upfront so there are no surprises.
